A lakeside location: the task was to obtain building permits according to §34 and §35 on a former printing company site with outbuildings and a single-family house that could no longer be renovated in terms of energy and construction technology. Various studies, including a design by the architectural studio Wöhr with 5 semi-detached houses and one townhouse with a total of 14 residential units and just under 3,000 square meters of living space, which, however, was not pursued further in favor of a more innovative concept by Euroboden for four free-standing residential buildings with 24 residential units. I then supervised this project as project manager and owner's representative.

The approved planning by general planner Raumstation Architekten provides for a marketable living space of approximately 3,285 sqm, as well as community rooms (gym, co-working, media and guest apartment), community green spaces with traditional orchards facing the lake and castle park, and an underground parking garage.

In collaboration with construction law attorneys, an impressive, innovative and conceptually challenging village edge development was successfully implemented through a preliminary building permit (2019) and the resulting building permit in 2021. Construction began at the end of 2021 and the project was largely completed in the 3rd quarter of 2023, but had to be interrupted due to the insolvency of the project company Euroboden Berg am Starnberger See GmbH and was subsequently sold unfinished.

Special challenge of this project: Coordination and alignment with insolvency administrators, the financing bank and the creditors as part of the insolvency proceedings and the transaction.
