A place with a courtyard: As one of the first redensification projects in the Gärtnerplatz quarter, a remarkable building project by Baustil Wohnbau began in 2007, impressively demonstrating the balance between existing historical structures and modern living space. The starting point was two heritage-protected front buildings, whose rear area was transformed through comprehensive redesign.
The development began with the demolition of partially dilapidated buildings that once served as a location for a printing company and various businesses. This gutting of the inner block area opened up the possibility of creating a spacious, L-shaped building field.
The path to realization took the form of an intensive dialogue with the approving authorities. Numerous discussions with the planning department were necessary and several building applications had to be submitted until a consensus was finally found for the design that has now been realized. The result of the redensification is impressive: more than 60 residential units were created with a living space of 3,734 sqm plus commercial areas of 284 sqm.
A special highlight of the complex is, on one hand, the exclusive penthouse, which sets new standards for urban living with its spectacular roof terrace of 230 sqm and a private outdoor pool. Since approval for the pool was not yet secured during the planning phase, two static support beams were proactively planned, which could later easily bear the load of the stainless steel basin. On the other hand, a light-flooded wellness area with a nearly 20 m long pool was created in the basement for the homeowners' association, illuminated by skylights.
Special challenge of the project: creating added value for the residential community from the fire protection requirement of approximately 10 minutes of water supply for the sprinkler system in the underground parking garage with 83 parking spaces.
