A place with a fire station: the object, erected in 1843 and under historic preservation, was comprehensively renovated on behalf of Baustil Wohnbau. Our planning task was to transform it into a high-quality renovated historic building that would meet the latest technical standards.
A particular challenge was the reimagining of the old building's floor plan while preserving the historical building fabric, which according to historic preservation regulations could not be significantly altered. Despite its location on a heavily frequented street with tram traffic and adjacent to the main fire station, an optimized room layout was achieved through modified floor plan design. The bedrooms were consistently oriented towards the courtyard side, while bathrooms were implemented in the dark zones (former alcoves). The construction measures also included the installation of an exterior elevator and the addition of courtyard-side balconies.
The renovation result comprises eight family-friendly residential units with three to four rooms and a total living area of 721 sqm. On the ground floor, there are two commercial units with a total area of 173 sqm.
A special challenge of this project was the technical and functional integration of the historic monument with the newly constructed ensemble Klenze 42/42A, which we also planned, including an underground parking garage and wellness area.
