A place with a university: in immediate proximity to the TU Munich, an innovative housing concept was created, specifically tailored to the needs of students. The project comprises a total of 45 compact residential units, with a focus on affordable yet high-quality living space. With entry prices starting at 165,000 EUR, the project offered an attractive investment opportunity for both owner-occupiers and capital investors.
The centerpiece of the project consists of 30 "Single Lofts" - a housing concept developed by our architectural firm and registered as a brand by Baustil Wohnbau. These thoughtfully designed apartments of 40-45 sqm convince through their efficient room layout: A sleeping area accessible through two sliding doors offers privacy, while the combined living and dining area enables maximum flexibility. The separate kitchen and a full-featured bathroom with a bathtub complete the concept and create a high living comfort despite the compact floor plan.
The remaining residential units were also designed as two-room apartments and follow the same principle of efficient space utilization. In total, 2,275 sqm of living space was created, distributed across a front building with five upper floors and a T-shaped rear development with residential units from the ground floor to the 3rd floor, including an attic. On the ground floor of the front building, the concept of student ownership apartments was complemented by a day cafe as a meeting point for the young residents. A special challenge of this project was fulfilling the city of Munich's parking space ordinance for housing and commercial use on the property. Ultimately, 53 parking spaces were realized using a triplex parking system.
